The Mayor's moved to E16

It's official - the Mayor of London has moved to The Crystal on the Royal Docks, the new City Hall. Just a short walk away is Royal Eden Docks where we've hit the ground running with good progress on site since the start of the year, driving us closer to the first handovers in early 2023. Check out the latest time-lapse footage from site below.

Construction update

The Courtyard and The Botanist

Externally, the reinforced concrete frame is complete! Waterproofing membrane is currently being laid to the roof slab. Scaffolding to allow for external access is now fully built to the roof level. The external façade frame and boarding (boarding is an external weatherproof board which forms the inner skin of the external wall) is built up to floor 15, with main mechanical and electrical services installed up to the same floor. Windows are currently being installed to floors 1 to 9. External brickwork is currently being laid from the ground floor up to floor 3.

Inside, screeding (which is the material that's laid to make the floors smooth and level ready for the flooring) has been laid up to floor 7 and internal apartment walls have now been built up to level 6. The first fix of mechanical and electrical installations has been completed up to floor 5. Plastering is ongoing, currently at the first and second floors.

The Wellspring and The Ellipse

All of the piled foundations have been installed. These create the base of the building.

Amenities

The blockwork walls are completed, these form the rooms and spaces to each of the amenity areas. The main mechanical and electrical fittings are currently being installed.

We've made great progress on site and the build program is on schedule, with first completions set for early 2023. Next, we'll be getting the main sub-stations connected so mains power can be supplied to the apartments.

It was lovely to welcome Homes England, the non-departmental public body that funds new affordable housing in England, to Royal Eden Docks recently. They were very positive in regards to the progress being made on site and the build quality we'll be offering to residents and purchasers alike. The NHBC (National House Building Council) - our build warranty providers and building controllers who are there to check that everything we do abides by current Building Standards - are also visiting us weekly and are very happy with the work to date.

Check out the latest time-lapse footage of the action from site.

Smashing sales targets

Tony Usher, Sales Director: "Sales have continued at as strong a pace as when Royal Eden Docks launched 2 years ago, which has far exceeded expectations for each of the phases so far.

We’re delighted to have got such amazing feedback from purchasers and have had several buyers come to us through recommendations from friends and family.

The appeal to the area has significantly increased since the Mayors office was confirmed to relocate here. And we’re excited that this has already opened. This, with Crossrail set to open in June, at the latest, we can’t wait for completions to start in January 2023."
