Mount Anvil launches The Wellspring at Royal Eden Docks, E16
According to the RICS, 83% of surveyors in the UK anticipate demand increasing for home with gardens in the next two years (RICS, September 2020), with Pollsters, Ipsos MORI finding that 49% of people said being near green space has become more important since the pandemic started. Aptly named The Wellspring, Mount Anvil’s latest collection of homes at its Royal Eden Docks development with ExCel London each have access to private outside space and views across the verdant landscaped surroundings.
Standing at 15 storeys high, The Wellspring is a collection of 101, one, two and three bedroom apartment with prices starting from £357,000. Launching 15th October, this phase also provides direct access to the roof running track, reflexology walkway and additional communal outdoor gardens with for yoga, stretching and other exercises.
Jon Hall, Group Sales Director at Mount Anvil, comments: “Health and wellbeing facilities, and access to outdoor space, are now a key priority for anyone buying a new home; and these are available in abundance at The Wellspring. These principles are also at the heart of the regeneration of Royal Eden Docks, as we bring forward 50,000 sq.ft. of designed green space along with state of the art facilities.
“Once a thriving dockyard, the area is in the midst of a resurgence attracting buyers and investors alike; as they see the potential both as a new destination for London but a neighbourhood enjoying unparalleled connectivity. Canary Wharf, the East-Bank (Stratford) and the City are all within a 10 minute commute, likewise, London City Airport is on the doorstep flying to popular ski and sun destinations.
It is projected that by 2023, house prices would grow by 11% and rental growth values by 21% (according to CBRE).
Jon Hall, adds: “Despite the £8bn investment programme in the area, it continues to be one of London’s biggest secrets. With an emphasis on entrepreneurial spirit, it will be home to a collective of small businesses from tech hubs through to independent, experimental eateries and boutiques. For those ahead of the curve, The Wellspring is a strong holistic investment in both the short and long-term.”
The Wellspring is located within one of London’s most exciting regeneration districts, Royal Docks; construction has begun on the £8bn investment programme which is set to create seven million sq. ft. of commercial jobs, with 35,000 new jobs and 4,000 new homes. With over 1,200 acres of land, 250 acres of water and nearly 12 miles of waterfront, it uniquely sits in a meeting point of two growth corridors – an opportunity area, and London’s only Enterprise Zone, making it poised for growth. It has received a £314m investment package, approved by the Mayor of London, which accelerates the regeneration. The new quarter will also benefit from connectivity via a Crossrail station, the neighbouring London City Airport, and a new port, which makes it uniquely globally connected.
Jon Hall, concludes: “This is the third phase, following a previous launch earlier this year. There is real appetite from home owners and investors alike to secure their future in vibrant community-led green scheme. And whilst home working is set to continue to become the norm, there is still a desire to be the hub of metropolitan life, with cafes, bars and experiences including open water swimming in The Thames at Royal Docks.”
The Wellspring is a smart brick clad residential scheme, designed by award-winning architects Skidmore, Owing & Merrill, the studio behind 35 Hudsons Yard in New York, the Burj Khalifa in Dubai and Beijing’s China World Trade Centre.
Studio and one-bedrooms will have dusk blue cabinetry, with integrated combination microwave oven, fridge freezer and dishwasher. And, two and three-bedrooms will enjoy subtle shiplap cabinetry celebrating the area’s dockyard heritage in cashmere, with a microwave and oven, fridge-freezer and dishwasher appliances; with all apartments enjoying composite stone worktops and splashbacks.
Emma Fletcher-Brewer, New Homes Partner at Knight Frank, said: “Wellspring takes modern London living and raises the bar. 2021 has really highlighted the importance of health and wellbeing, and so to launch a new phase of Royal Eden Docks that puts this at the forefront of everything is a very exciting prospect, and something we think will prove extremely popular with prospective buyers.”
Royal Eden Docks offers an array of amenities including a business lounge, 24-hour concierge, swimming pool, sauna and steam room, gym, spin studio, yoga studio and treatment room. The rooftop running track and reflexology walkway is the jewel in the crown offering panoramic views of the Royal Docks and city beyond. A cinema room and entertainment space are also available for hire.
Already well-connected by bus routes, the DLR and Emirates Air Line, the area offers fast and efficient journey times of just 10 minutes to Canary Wharf and a three-minute walk from Custom House station (a Crossrail station).
